Parkhouse, London

Parkhouse is a prestigious mixed-use development in central London, located on Oxford Street. The scheme provides 15,840m² of high-quality office space across eight floors, 39 high-specification residential apartments, and retail units spanning the lower ground, ground, and first-floor levels. Designed with a focus on efficiency and sustainability, the development delivers low running costs and minimal environmental impact.

L&P Group provided full energy strategy and feasibility design services, covering EPC assessments, BREEAM, and Code for Sustainable Homes compliance from inception to completion. A key feature of the project is its ground water source cooling system and combined heat and power (CHP) unit, which were integral to the renewable energy strategy. These systems significantly reduce carbon emissions while ensuring operational efficiency.

The MEP design was tailored to maximize flexibility and efficiency. The 30,000ft² office floor plates were engineered to accommodate up to four separate tenancies per floor, optimizing leasing potential. To maximize net lettable space, the roof plant area was strategically integrated within the floor plate of the eighth-floor offices.

Parkhouse was one of the first developments referred to the Greater London Authority (GLA) under the Mayor’s London Plan. L&P Group played a pivotal role in navigating the complexities of this process, developing and negotiating a robust energy strategy that aligned with the client’s long-term investment objectives.

It includes ground source geothermal heat pumps, CHP and a thermal heat loop to ensure the very lowest operational carbon. Whilst its construction predate NABERS the development includes the latest Energy Management System with thermal load monitoring.

During the life of the building, we have been retained to oversee License for Alteration and Asset development.
