123 Victoria Street is a prominent commercial development comprising approximately 20,700 m² of office and retail space, with flexible office accommodation across the upper floors and active retail frontages at street level.

L&P played a key role in the successful decarbonisation of the building, supporting the transition towards lower‑carbon, higher‑performance building services systems. Working within an operational environment, the project required careful planning, coordination and sequencing to minimise disruption to occupiers while upgrading critical infrastructure. The works focused on improving energy efficiency, reducing operational carbon and enhancing the long‑term performance of the asset in line with evolving regulatory and ESG requirements.
L&P’s involvement spanned MEP design coordination, commissioning management and technical advisory, including the delivery of full dilapidations and the validation of specialist plant prior to refurbishment works. This ensured that new and upgraded systems were aligned with design intent and prepared for reliable operation post‑completion.
The project demonstrates L&P’s ability to support long‑term asset transformation, evolving an existing building to meet modern performance, sustainability and operational expectations while maintaining continuity of use within a live commercial environment.
